  • CHILLED WATER PIPE PROJECT (CCWP)

    Effective August 1, 2025, the Association signed a contract with SageWater, a Virginia based company, to replace the existing pipes for the hydronic HVAC system with new piping.

  • NEW STATE MANDATES for ONLINE MEETINGS

    Effective July 1, 2025, new state mandates regarding online association meetings have been established. Below is a summary of the requirements and how the Association will comply with each:


    1. Recording and Access to Online Meetings
    Online meetings must now be recorded, with recordings retained for at least one year. These recordings must also be made available for member viewing on the Association’s website.
    Through Condominium Associates, the Association provides access to meeting recordings via a link located under the “Association Info/Video” section on the homepage Dashboard. Simply click the link to access the desired meeting recording.


    2. In-Person Access to Fully Virtual Board Meetings
    If a board meeting is held entirely online (such as a special board meeting), the Association must provide an on-site option for members who do not have online access.
    To accommodate this, the resident computer located in the Social Room has been configured to display the online board meeting. Audio/visual equipment will be set up to ensure that attendees can see, hear, and participate in the meeting.


    3. Meeting Audio Quality
    Meeting equipment must provide clear sound to ensure effective participation by both in-person and online attendees.
    To meet this requirement, the Association uses the Meeting Owl device, which provides a 360-degree view and audio to help all participants follow the discussion clearly.


    4. Quorum Requirements for Annual and Board Meetings
    For Annual Meetings held online, a quorum of the Board must be physically present for the meeting to proceed.
    However, per the Association’s legal counsel, this requirement does not apply to Board Meetings. A quorum for Board Meetings may be met by a majority of directors participating in person, online, or a combination of both.

    Please be advised that online meetings will be recorded in compliance with state requirements. By joining and participating in an online meeting, you consent to being recorded and understand that any comments, questions, or other contributions may be included in the recording.
    If you prefer not to be recorded, you may choose not to participate or join with your camera and microphone turned off.

  • SPECIAL ASSESSMENT

    On February 21, 2023, the Board of Directors of The Beacon on 3rd Street Condominium Association, Inc. met and approved the following:

     

    1. Approval of a contractor for the building concrete restoration and waterproofing project;
    2. Approval of a new loan with Valley National Bank in the amount of $7,000,000.00 to fund the restoration project. The loan will also be used to pay off the existing loan with Valley National Bank and the balance of the funds will be used to pay for the future chill water pipe replacement project. The loan will incur 6.35% interest over a term of 15 years.

    On March 28, 2023 the Board of Directors voted to approve a special assessment to pay for the new loan. This newly approved special assessment will be paying off the full amount of the existing loan with Valley National Bank for the Window/HVAC project. As such, the adoption of the new special assessment replaced the current special assessment.


    Although these projects are expected to be very expensive and will take the next few years to complete based upon current estimates, they are state mandated repairs under the new law. In addition to ensuring compliance with Florida Statutes structural requirements, the projects will permanently benefit the appearance and reputation of The Beacon, and increase its value. Should there be any excess balance from the loan after the two main projects mentioned previously have been completed, the balance will transfer to the reserve fund to assist with funding future deferred maintenance projects as outlined in the reserve study.

  • ELECTRONIC VOTING

    On November 20, 2020, your Board of Directors approved a Resolution to authorize Electronic Voting in accordance with the requirements of the Florida Statute.

    The Board approved electronic voting to make the process of voting easier; enabling the Association to reach a quorum for votes; facilitate delivery of information to homeowners; and save the Association costs for printing and postage. With this system, you can submit your vote from anywhere at any time on any device that can access the Internet. For example, you can use your smart phone, tablet, or computer.

    When you submit a vote electronically, you’ll get an emailed receipt that confirms your vote was received. This process will also allow you to see that submitting your vote electronically is much easier and faster than sending a vote on paper.

  • January 2026 - HURRICANE SEASON

    The Hurricane Season starts every June 1st and runs through November 30th. 

    In preparing for any upcoming storm, please take time to regularly clean the tracks of your balcony sliding glass doors. There are weep holes in the track that need to be kept clear of debris, especially during storm season. As storm water shears down the sliding glass doors the track area acts as a “trough” to collect the water and disperse it through these weep holes. It is not unusual for water to accumulate in the tracks but the weep holes must be clear so the water can escape. If the holes are blocked the water may collect in the track and overflow into the unit.

    Also be sure to "latch" the casement windows shut by pushing the latch handle down after cranking the window closed to seal the window shut. Otherwise blowing rain water will enter the unit when the casement windows are not sealed shut.
